As I write these words, I’m overlooking the crystal-clear blue-tinged waters of the Caribbean. The boats in the marina are docked and their crews are scurrying about in preparation of the day’s activities. “I Can Tell By The TONE of Your VOICE!” Aka Ninja Influence

Last month, we talked about the words we use and how powerful they are. This month, we’re going to take it to the next level.
So there’s a famous study that was done a while ago by Dr. Albert Mehrabian, that showed that only 7% of our communication is conveyed through words, 38% is from our vocal tonality, and the rest (55%) is through ‘nonverbal elements,’ such as your posture, gestures, and facial expressions.
Based on what I wrote in my last article, I believe that our words represent a lot more than only 7%, but that’s not what this article is going to be about. No, in this article, we’re going to get into that other stuff - specifically: Tonality - HOW we say what we say.

Welcome back! In last month’s article, we discussed how it seems like there are a lot of people who are having a really hard time taking the action they need to take in order to have success. Based on my experience & observations, I theorized that a big reason for this is not just because of the inherent fears that people have, but also because many people seem to believe that the actions they need to take are going to be painful, or at the very least - not fun.
So we began by talking about one of the most common activities that a lot of people seem to have challenges with: Talking on the Phone with Sellers and other people! The first thing that needs to happen is to change your mindset before you even begin to make your calls.

Almost two thousand years ago, the Roman leader Julius Caesar used three bold words to describe a quick victory he accomplished in a war: "Veni. Vidi. Vici," meaning "I came. I saw. I conquered."
The fact that we, as a species: 1. Still know who Caesar was, 2. Still know what he said that long ago, and 3. Still hold him in high regard - is a testament that he did some great things in his time.

If you are blessed and fortunate enough to have lived on this planet for a while, there eventually comes a time when you start to notice the same thing that countless ancestors of ours have noticed over the eons... The undeniable fact that, sorry! You're getting old.
The first signs of this sad truth probably reveal themselves to you in a very subtle fashion... An extra ache when you wake up in the morning; Recuperating from injuries takes longer than it used to; Or it could be a grey hair or an extra wrinkle in your smile. As my (older) brother always likes to tell me, “getting old is not for the faint of heart.”
Such subtle signs are a painful reminder of our own mortality. They can either make you sad or remind you that you may only have a certain amount of time left on this spinning blue rock we call home.

Ok, I admit it. I use four-letter words. A lot. Some of these four-letter words are the kind you may not like to hear if you’re a fine, upstanding person of high moral fiber. Oh well.
The OTHER four-letter words I use are awesome, and if you know how to utilize them properly, they can make you super RICH! Best of all, you can say THESE four-letter words in ANY crowd, around anyone, without having to worry about getting slapped or getting the evil eye.

Recently, I was in one of my favorite marketing forums (name withheld) where I usually exchange brilliant ideas with other geniuses, and one of the members happened to mention some negative things about real estate, some of the teacher/gurus, and how ‘this real estate stuff doesn’t work.’
This guy was insulting several of our well-known teachers that we’ve come to know and love. After reading a little bit of what he said, it was clear to me that he hadn’t done any deals, and like most people who say this kind of stuff, was speaking from a place of ignorance and/or frustration.
“Guru X is a scamming d-bag who only makes money from selling courses!”
“Guru Y USED to do deals, but not anymore, and now he just sells this stuff to people who don’t know any better.”

Warm weather is finally upon us! Time to get ready for those Summer vacations - trips to the beach, cookouts, swimming, boating, golf, tennis, and everything else that we love to do outside when the weather is warm.
Of course, if you live in the South, Southern California, or a place like Phoenix, you're used to having nice weather all year 'round. And I hate you. :)

Whenever a ‘newby’ investor asks me where they should start, I usually tell them that wholesaling is a great way to earn some great money while learning the business, so they should consider starting there. After a while, and when their marketing starts generating leads from pretty house sellers, I tell them that it’s a great idea to learn that part of the business so that they can start to make money from those leads as well.
It’s a beautiful thing when a deal fits easily into a ‘type’ of transaction we know how to do, and it’s even more beautiful when all the stars are in alignment & a deal closes smoothly. Welcome back! In our last article, we talked about how trends come & go in all things, but we specifically discussed the fact that there are two tried & true strategies that have seemed to stand the test of time in Real Estate Investing. Those strategies are: Wholesaling and Lease Options.
Wholesaling was discussed last time - it’s mainly done in the “Ugly” house business (houses that need a lot of work). And Lease Options are typically understood to be done in the “Pretty” house business (houses that don’t need much work).

Lease Options have been around for a good, long time. Certainly as long as any of the well-known, current ‘Gurus’ have been teaching. The way they work is basically like this:
